Can landlords store furniture between tenancies?

Yes. Whether you’re letting a property unfurnished for a while, refurbishing between tenants, or waiting to furnish a new let, you can keep the furniture with us from as little as two weeks. Your storage carries on for as long as you need it, and when you’re ready to move the furniture back, you give us 14 days’ notice.

Why it suits a let

If a void or a refurbishment runs over, your storage simply carries on. Our minimum stay is two weeks, we bill every four weeks, and once you’ve given notice and the unit’s been cleared and checked, we refund any days you’ve paid for but won’t use. If you’re moving between several properties, you can switch to a bigger or smaller unit when one’s free. Our business storage page has more on renting a unit for your lettings business.

Every unit has its own alarm, and our sites are watched by CCTV, monitored around the clock by a professional monitoring company.

Keep the fire labels on

If the furniture is going back into a furnished let, it still needs to meet the fire safety rules for furniture in rented homes. Business Companion, the government-backed trading standards guidance site, explains that upholstered furniture included in lettings must comply with the Furniture and Furnishings (Fire) (Safety) Regulations 1988, and that a permanent label is the best way to show it does. Those labels are usually under the main seat cushion or on the base, so wrap the furniture without cutting or removing them.

Packing a let’s furniture

  • Take beds, tables and wardrobes apart where you can, and tape small parts to the item they belong to.
  • Wrap mattresses in protective bags, and use blankets or breathable covers on everything else. Plastic sealed around furniture for months traps moisture.
  • Make sure everything is completely dry before it goes in, especially after a deep clean.
  • Keep the pieces you’ll need first near the front of the unit.

Contractors and agents

If a removals firm, letting agent or handyman needs to collect furniture while you’re away, you can share access with them through smart entry, for a set period or with no end date. We don’t take in deliveries, so someone from your side needs to be there to meet a removals crew. You can visit from 6am to 10pm, seven days a week, and trolleys are free to use.

Cover for the furniture

Everything stored needs contents cover, through our contents protection or your own insurance. You’ll declare what it would cost to replace the furniture as new at today’s prices, and if you use your own insurance, check that it covers the furniture while it’s in storage. Our guide to how much contents cover you need shows how to work it out.
