Where can office or shop contents go during a refit or at the end of a lease?

A business storage unit is a simple answer: desks, chairs, shop fixtures, stock and archive boxes go into a secure unit while the builders are in (we’ve written more on storing office furniture during a refit), or while you clear a lease and find your next premises. With us, the minimum stay is two weeks, and after that you keep the unit until you give notice, normally 14 days, so a refit that overruns doesn’t leave you stuck.

Why it suits a refit or a lease end

  • No long tie-in. Unlike a second lease, there’s no fixed term. Your storage carries on, paid every four weeks, and stops when you tell us.
  • No business rates on an indoor unit. The rates on our storage buildings are our bill, and there’s no separate rates charge in your fees.
  • Room to change. If the clear-out is bigger or smaller than planned, you can move to a different size of unit when one is free, or add a second one.
  • Secure while the premises are empty. Every unit has its own alarm, the external doors have access control, and our sites are watched by CCTV monitored around the clock by a professional monitoring company.

Planning the move

  • Book the timing around your contractors. Move furniture out before the strip-out starts, and plan to bring it back once the dust has settled. Access is 6am to 10pm, seven days a week, so evening and weekend moves work.
  • Meet every delivery. We can’t sign for or receive deliveries on your behalf, so someone from your business needs to be there when the removals firm or haulier arrives. You can share smart entry access with a colleague so they can let the crew in.
  • Pallets and heavy items. There’s no forklift on site, so ask the haulier for a tail-lift, and ask us whether your site has a pallet truck you can use. A ground-floor unit makes heavy kit easiest.
  • Drive-up options. At Chipping Norton, Shipston-on-Stour and Warminster we also have a limited number of drive-up units and containers.

A few things to plan around

A unit is for storage, so it can’t be used as a temporary office, a shop or your business address while you’re between premises. Stock that’s flammable, such as aerosols or solvents, needs another home. Everything stored needs contents cover, ours or your own business insurance, at what it would cost to replace today.
