Property chain

A property chain is a set of linked home sales and purchases in which the seller of one property is also the buyer of another. GOV.UK defines it as “linked property transactions, where a seller of one property is a buyer of another”. Because each move depends on the next, a delay at one link can move everyone’s exchange of contracts and completion dates.

Where you sit in the chain

A buyer with nothing to sell, such as a first-time buyer, is at the bottom; a seller who isn’t buying is at the top. If you’re selling one home and buying another, you’re in the middle. Wherever you sit, GOV.UK’s guide to selling a home notes that “if one transaction becomes delayed or fails it can have a knock-on effect on the other transactions in the chain”.

At Wigwam

When a chain slips, storage takes the pressure off: you can hand over your old home on time and move into the new one when it’s ready, with everything safe in between.

  • No end date needed. Our minimum stay is two weeks. After that your storage simply carries on, paid every four weeks, until you give notice, normally 14 days. If completion moves, you don’t need to tell us or sign anything.
  • If you’ve already given notice and need longer, call us before your end date and we’ll talk through a later date with you, confirmed by email so we both have it in writing.
  • Only pay for what you use. We refund any unused days once the empty unit has been checked.
  • Straightforward to start. We’re not currently taking deposits, so the only deposit in your move is the one on the house. You pay your first four weeks in advance, and your quote shows every amount before you pay.
